Short sales remain a small part of the overall housing market, but they are beginning to appear more frequently in several areas across the country.

Polk County ranks second nationally, while Hillsborough, Miami-Dade, Lee and Broward counties all appear among the Top 11.

Rising insurance premiums, property taxes, association expenses and weakening values in some areas may be putting additional pressure on homeowners who purchased recently or started with limited equity.

Arizona Has the Highest-Ranking County
Maricopa County, home to most of the Phoenix metropolitan area, leads this public-listing snapshot with 212 short-sale listings.

Pinal County also ranks in the Top 15, while Pima County appears at No. 50.

Texas Shows Several Areas of Short-Sale Activity
Harris County ranks third nationally with 154 listings, while Bexar County ranks ninth with 106.

Williamson, Travis, Montgomery and Fort Bend counties also appear in the Top 50, demonstrating that short-sale activity is not concentrated in only one Texas market.

California Remains an Important Market to Watch
Los Angeles, Riverside and San Bernardino counties all rank among the Top 15.

San Diego, Alameda and Sacramento counties also appear on the list. While short sales remain a relatively small percentage of California’s total housing inventory, these numbers show that mortgage distress is not limited to lower-priced markets.

Clark County, Nevada, ranks sixth with 120 active short sales based on the local MLS and KW search used for this snapshot.

Public real estate portals displayed a lower number for Clark County, demonstrating why local MLS information and experienced market-level review remain essential.
